Are Your FSBO Costs Worth the Commission Savings?

Selling a home can be complex and it involves a lot of details. Without professional guidance and the expertise of a REALTOR®, selling a home can often entail many unnecessary bumps in the road. In a tough market, it is highly recommended to use a qualified real estate sales professional who understands the market, knows how to position your home to sell, and is in touch with the buyers (and agents) out there in the marketplace.  

Of course, many people are very comfortable selling their own home, i.e., take on the role of For Sale by Owner (FSBO). You may find that you are one of those people. A lot will depend on you. If you're going to sell your own home, educate and prepare yourself for what's involved in the process. Make sure you’re motivated to sell and have the time, resources, marketing skills, negotiating skills, and even the inclination and capacity to sell your own home. Compare the difference in costs between selling your own home FSBO and using a REALTOR®. Ultimately, only you can decide if the costs of selling your own house are worth the potential savings in commission to you.

30, 60+ Days and No Still Sale?

If the FSBO option is for you, I recommend that you set a budget and time limit for selling your own home. Start out executing a 30-day plan and see if you’re getting the results you desire. Maybe you want to execute a 60-day plan - most activity is generated in the first 30 to 45 days a property is placed on the market. I encourage you to be realistic about the time period you set. If you’re in a hurry, make the time period shorter. If it has been 30 or 60 days and still no sale, you may want to evaluate whether you still want to take on the task of selling your own property. Selling your home on your own, especially in this market, is a full-time job, and it can be a long-term project.
